Situated at the epicenter of Times Square, the comprehensive transformation includes newly designed guestrooms, restaurants, public spaces, as well as meeting and events spaces, that offer respite from, but are also inspired by, the electric energy of the city.

Opened in 1985 amid the rejuvenation of Times Square, New York Marriott Marquis’ vibrant location provided inspiration for architecture and interior design firms Stonehill Taylor, which oversaw the redesign of the hotel’s public and event spaces, and Sawyer & Company, which led the design of the guestrooms and suites. Both firms drew from the 360 degrees of billboard lights experienced by visitors to Times Square, in addition to Stonehill Taylor centering the hotel’s renovation design concept on the theme of “Kaleidoscope of Energy”.

“The reflections, flow of energy, and vivacity that encapsulate Times Square were central references for this project,” said Sara Duffy, Principal at Stonehill Taylor. “We fed off the spirit of the hotel’s surroundings while simultaneously constructing a comfortable, rejuvenating stay for guests. The end result was a design that perfectly balances elegant playfulness and interactive experiences with flexible and varied seating, strategically open yet distinctive zones, and an artful New York theme that carries throughout the hotel.”

Awe-Inspiring Welcome
Upon arrival to the eighth-floor lobby, visitors will find a reoriented space designed for a seamless and energizing arrival experience. The hotel’s reception desks have been moved from the south side to the north side of the hotel, opening the northernmost wall to natural light with installed prismatic waved glass, and adding to the whimsical motifs throughout the space. Reception desks are now separated by archways made of playful wood paneling, and a lit acrylic 3-D sculpture by Parachilna sits on a plinth along with Kaleidoscope-inspired New York City artwork by Kalisher.

Spacious Guestrooms with a Sense of Place
Each of the hotel’s 1,971 spacious guest rooms have been completely updated with a modern, thoughtful design complemented by locally inspired accents to draw in the energy of the city. New features include mounted, high-definition televisions; expanded closets, deluxe walk-in showers with spa-like lighting, and ultra-comfortable platform beds. The plethora of storage and sizable floor space sets these rooms apart from standard city accommodations, and a calm, neutral color palette joined by bright accents centers guests among the hotel’s iconic views. Additionally, through the first-of-its-kind, longstanding global partnership with Marriott Hotels and TED, guests will continue to have access to thoughtfully curated in-room TED content to enjoy during their stay.

Elevated Food & Beverage Experiences
In addition to the hotel’s redesign, New York Marriott Marquis has now partnered with the renowned Union Square Hospitality Group and Union Square Events on the food and beverage concepts at three updated restaurants, as well as the catering for hotel events.

Featuring spectacular, two-story wall-to-ceiling windows overlooking Times Square and the Great White Way’s dazzling lights, Broadway Lounge offers an unmatched experience in the center of it all. A small taste of a big New York experience, the restaurant’s menu centers around bold flavors and features wood fired pizzas, gourmet snacks, and handcrafted cocktails. To either side of Broadway Lounge is Perch, the venue’s intimate outdoor terrace where guests can soak in the energy of Times Square.

Tucked away under the ninth floor is Revel & Rye Bar and Restaurant. Reminiscent of an old-school whiskey bar, Revel & Rye provides a sophisticated atmosphere for guests to indulge in over 20 wines by the glass, an extensive American whiskey list, and a New York-themed dining menu. Inspired by theatre marquees, the bar is fitted with linear piped lighting that flows from the bar back onto a metallic gold ceiling, creating an ambient and cozy atmosphere. The bright lights of Times Square have also been brought indoors with two large LED “billboards” positioned on either side of the restaurant, inviting guests to gather to watch the latest sporting events, movies, and more.

The newly redesigned M Club – a brand signature across Marriott Hotels globally – creates an elevated experience made to feel like a chic New York City-style living room. Reserved for Marriott Bonvoy Platinum Elite, Titanium Elite, and Ambassador Elite members and paying guests, the stately double doors welcome guests to the generously large lounge, which seats close to 200. The lounge features a library, business support center, and ample seating such as communal worktables and banquettes, and feature plenty of charging stations for electronic devices. A complimentary full buffet breakfast is offered, along with a “Grab & Go” station for members to enjoy a coffee or pastry.

The hotel also features an expansive Atrium Greatroom lobby – a stylish hub of the hotel that serves as a great social gathering place for both day and night. The contemporary décor and layout provide guests with a space to relax, collaborate with colleagues or grab a night cap. Guests can enjoy the hotel’s breakfast buffet as well as seamless connectivity with free Wi-Fi.

Next Gen Meeting Spaces
On the hotel’s ninth floor, The Terrace – a dramatic open event space under a soaring atrium, connecting the Marquis Ballroom to the Jolson, Cantor, and Barrymore Rooms – was expanded to serve as an additional functional event space, complete with streetlamp-inspired lighting. Meeting spaces and pre-function event spaces on floors three through seven, including the Broadway Ballroom and Marquis Theatre foyer, feature newly designed carpets and wall coverings. Milliken carpet patterns are reminiscent of overlapping starbursts and kaleidoscopes, tying the hotel’s theme together neatly. The largest ballroom stage in the city, The Broadway Ballroom, now also has a state-of the-art sound system, which extends to the balconies and wings, providing smooth continuous audio with exceptional sound quality.

Gaylord Hotels, part of Marriott Bonvoy’s portfolio of 30 extraordinary hotel brands, is thrilled to announce the long-awaited return of ICE!, the brand’s legendary Christmas marquee experience, that will once again anchor Christmas at all five Gaylord Hotels this upcoming festive season. After a two-year hiatus, ICE! will once again bring to life its mammoth holiday-themed, immersive ice displays at Gaylord Opryland in Tennessee, Gaylord Texan in Texas, Gaylord Palms in Florida, Gaylord Rockies in Colorado, and Gaylord National in Maryland. As part of the brand’s beloved Christmas at Gaylord Hotels celebration, this signature experience will also be joined by an exciting and original live entertainment experience, CIRQUE: Spirit of Christmas, at select resorts, as well as the brand’s abundance of festive holiday programming.

ICE! Returns to Gaylord Hotels
A longtime tradition first presented more than two decades ago, Gaylord Hotels’ signature, larger-than-life ice installations will take shape at each resort this festive season. This one-of-a-kind holiday showcase will be created from more than 33,500 massive blocks of ice weighing over 10 million pounds – or 5,000 tons – across the five resorts. Kept at a chilly 9 degrees, each ICE! attraction will bring beloved scenes and characters from classic Christmas films to life with magnificent sculptures and slides. Ice carvings range in size from details as tiny as a coin to soaring scenes more than 30 feet tall. Over six weeks, 40 specialized ice artisans, using skills passed down from generation to generation and following a 300-page design book, will create the magnificent spectacle.

Once again, guests will be able to step into nearly 20,000-square-foot, 3D worlds of their favorite holiday films, with each resort presenting a different theme to discover. This year’s experiences will offer:

  • ICE! Featuring Rudolph the Red-Nosed Reindeer at Gaylord Opryland – Guests will enjoy favorite scenes from Rudolph the Red-Nosed Reindeer, brought to life in this colorful winter wonderland.
  • ICE! Featuring The Polar Express™ at Gaylord Texan – Families are invited to take a journey of imagination through this heartwarming story as a young child embarks on a magical adventure to the North Pole while learning about friendship, bravery, and the true spirit of Christmas.
  • ICE! Featuring “How The Grinch Stole Christmas!™” at Gaylord Palms – Showcasing the 1957 Dr. Seuss classic, How The Grinch Stole Christmas, families are invited to experience iconic scenes such as the Grinch lurking through the chimneys of the Who-ville homes, the Grinch’s heart growing three sizes after realizing Christmas means a little bit more and sitting down at the Whos’ feast where the Grinch carves the roast beast.
  • ICE! Featuring “A Charlie Brown Christmas” at Gaylord Rockies – Guests will follow along with the lovable Charlie Brown as he rediscovers the meaning of Christmas as the cherished story unfolds.
  • ICE! Featuring A Christmas Story™ at Gaylord National – Fans of this humorous holiday classic will rejoice in experiencing their favorite characters and scenes in this magical ice showcase.

Each theme is brought to life in vivid, colorful fashion with the help of an expert chemist who prepares a proprietary formula of special coloring used in the ice sculptures, which keep them bright and festive all season long. At Gaylord Hotels, many of the same artisans who create the incredible ice displays at the world-renowned Harbin Ice Festival will carve 300-pound blocks of ice into the larger-than-life, whimsical scenes.

Original Production: CIRQUE: Spirit of Christmas
A highlight the 2022 festive season, Gaylord Hotels presents an original production of CIRQUE: Spirit of Christmas at Gaylord Rockies, Gaylord Palms, and Gaylord National. This unique, Cirque-styled live show will feature dazzling acrobatics, feats of flexibility, and high-flying stunts. The Broadway-style spectacle tells the story of Noel, a child dismayed and distressed by the hustle and bustle of the holidays. Trying to recapture her lost love of the season, the child is visited by spirits who bring back the true meaning of the season in energetic, dreamlike chapters.

CIRQUE: Spirit of Christmas will be presented as a 75-minute show at Gaylord Rockies, while Gaylord Palms and Gaylord National will offer a 35-minute show. An exciting lineup of additional signature live performances will also be showcased across the five resorts, with more details to be announced soon.

Gaylord Texan will also showcase a dedicated Cirque: Winter Wonderland performance. This action-packed fusion of theatre and cirque features high-flying stunts, acrobatic feats, jaw-dropping juggling, stunning contortion, and so much more.

Wintertime Activities for All Ages
Families and guests of Gaylord Hotels can look forward to the tradition of the beloved Christmas at Gaylord Hotels celebration, featuring an abundance of festive activities, events, holiday meals, attractions, and dazzling decorations throughout each of the expansive resorts. AC Hotels by Marriott Unveils New Hotel in Downtown Bethesda Near the Nation’s Capital

AC Hotels by Marriott, part of Marriott Bonvoy’s portfolio of 30 extraordinary brands, has opened the doors to its newest hotel in the heart of downtown Bethesda, Maryland, bringing the brand’s signature “perfectly precise hotel” experience to a thriving urban center near the nation’s capital. AC Hotel Bethesda Downtown welcomed its first guests on August 16, 2022, with a purposeful design that strikes the perfect balance of form and function, featuring curated artwork evoking a true sense of place.

OTO Development, part of The Johnson Group, developed and will manage the new hotel, which is adjacent to and shares amenities with Avocet Tower, a trophy-class office building developed by Stonebridge.

“Like many travelers, we appreciate everything about the AC Hotels by Marriott brand, having opened properties in top destinations,” says David Ward, COO of OTO Development. “It’s a delight to provide the AC signature guest experience imbued with a particular sophistication and practical comforts.”

With the completion of the Bethesda project, OTO has opened six AC Hotels — the others in South San Francisco, California; Chapel Hill, North Carolina; Spartanburg, South Carolina; Times Square, New York; and Washington, D.C. — with two more currently under development in Naples and Jacksonville, Florida.

The 18-story AC Hotel Bethesda Downtown comprises 220 sleek, modern guest rooms and more than 11,000 square feet of activated shared space complete with a signature restaurant. Other amenities include 3,500 square feet of flexible, top-floor meeting space with an outdoor terrace overlooking Silver Spring, Maryland; Tysons Corner and Arlington, Virginia; and downtown Washington, D.C., as well as a 5,000-square-foot fitness center boasting a full range of weights, cardio equipment, a yoga studio, a spin room, and stellar views.

“AC Bethesda is filled throughout with the details that matter most to discerning travelers,” says General Manager Chris Raines, who heads up a leadership team that also includes Maria Bardos, CGMP, Director of Sales, and Jim Barnett, Director of Food & Beverage. “From commissioned artwork to top-tier amenities to intuitive technology, even high-end toiletries, our hotel is designed to provide guests with everything they want — and nothing they don’t — in a well-designed, thoroughly considered space.”

The hotel’s art portfolio is highlighted, figuratively and literally, by two dramatic installations by German artist Anke Neumann of LichtPapier, who illuminates the hotel’s shared space with abstract, organic compositions created out of fiber optic lights and handmade paper. “The Fizz” comprises dozens of cloudlike forms scattered across the restaurant ceiling, where they comingle into a unique sense of movement and chaotic harmony. Meanwhile, “The Fizz Tree” branches out within a wall niche at the front desk.

Michael Sirvet leads the local coterie of commissioned artists with “Aeolian,” an ebony-stained wood sculpture he describes as mechanical in both the thought and the creative process. Other D.C. artists whose creativity is featured in the hotel include Lori Katz, Madeline Stratton, Nicole Salimbene, and Kerry Hays — a D.C.-born native now living in Atlanta who showcases several abstract paintings with a sculptural quality.

AC Hotel Bethesda Downtown has crafted a food-and-beverage program on par with the city’s finer eateries. Corella Café & Lounge is named after the hometown of Antonio Catalán, the founder of AC Hotels. Local Authenticity Meets Modernity in Refined Design
With architectural design led by renowned Greek architects Tombazis and Associates, W Costa Navarino takes inspiration from the region’s traditional architecture with cobbled paths, monolithic building and stone towers creating the feeling of a Greek coastal village. Using local materials, Costa Navarino’s dedication to sustainable practices is reflected in the hotel’s timeless design, unified within lush indigenous greenery and planted roofs overlooking the sea.

All guestroom, suite, and villa interiors celebrate the heritage of Greek artisans with a palette of neutral tones which are occasionally met with pops of color. Inspired by the local area and Greek heritage, the custom-designed W totem was crafted with reclaimed wood collected from old fishing boats, representing the notion of seafaring.

Marriott International Reports Outstanding Second Quarter 2022 Results and Resumes Share Repurchases

Marriott International, Inc. (NASDAQ: MAR) today reported second quarter 2022 results.

Anthony Capuano, Chief Executive Officer, said, “Marriott’s second quarter results highlight consumers’ love for travel. We reported outstanding results, as momentum in global lodging recovery continued. With demand increasing across all customer segments throughout the quarter, and nearly all countries easing travel restrictions, worldwide RevPAR1 surpassed 2019 levels in June. Second quarter average daily rate was robust, at 7 percent above 2019 levels, and worldwide occupancy reached 68 percent.

“In the U.S. & Canada, June RevPAR increased 3 percent compared to 2019. Among customer segments, group RevPAR saw the most meaningful acceleration in the second quarter, down just 1 percent to 2019 in June, compared to down nearly 30 percent in the first quarter. We have not seen signs of leisure travel abating, with leisure room nights in the region more than 15 percent higher than second quarter 2019, and ADR meaningfully outpacing pre-pandemic levels. Europe also experienced notably strong RevPAR recovery, in large part due to the return of international visitors, with June RevPAR exceeding 2019.

“Marriott Bonvoy hit 169 million members by quarter’s end. As our loyal guests get back on the road, penetration in the U.S. stood at 59 percent in the second quarter, topping 2019. Members are increasingly engaging with us during and outside of hotel stays. Second quarter co-brand credit card fees increased nearly 40 percent year over year, driven by continued strength in global cardholder acquisitions and cardholder spend, both of which achieved record levels in the quarter.

“On the development front, signing activity has accelerated in 2022, setting a second quarter record. We signed 23,000 rooms around the world in the second quarter, nearly 30 percent of which were conversions from competitor brands. Conversions continue to be a meaningful growth driver, comprising roughly 25 percent of room additions in the quarter.

“I am proud of the remarkable work our team has accomplished since the beginning of the pandemic. This has been the most challenging period in our company’s history, but the resiliency of our associates and our business model have never been more evident. With our robust cash flow and profits, we resumed share repurchases during the second quarter, in addition to paying a cash dividend. Looking ahead, we are optimistic about our financial outlook and strong cash generation and expect to return more than $2.2 billion to shareholders through dividends and share repurchases in 2022.”

Second Quarter 2022 Results
Marriott’s reported operating income totaled $950 million in the 2022 second quarter, compared to 2021 second quarter reported operating income of $486 million. Reported net income totaled $678 million in the 2022 second quarter, compared to 2021 second quarter reported net income of $422 million. Reported diluted earnings per share (EPS) totaled $2.06 in the quarter, compared to reported diluted EPS of $1.28 in the year-ago quarter.

Adjusted operating income in the 2022 second quarter totaled $857 million, compared to 2021 second quarter adjusted operating income of $406 million.

Second quarter 2022 adjusted net income totaled $593 million, compared to 2021 second quarter adjusted net income of $260 million. Adjusted diluted EPS in the 2022 second quarter totaled $1.80, compared to adjusted diluted EPS of $0.79 in the year-ago quarter. The 2022 second quarter adjusted results excluded $11 million after-tax ($0.03 per share) of gains on investees’ property sales and a $2 million after-tax ($0.01 per share) gain on an asset disposition. The 2021 second quarter adjusted results excluded special tax items of $98 million ($0.30 per share).

Adjusted results also excluded cost reimbursement revenue, reimbursed expenses and restructuring, merger-related charges, and other expenses. See pages A-3 and A-12 for the calculation of adjusted results and the manner in which the adjusted measures are determined in this press release.

Base management and franchise fees totaled $938 million in the 2022 second quarter, compared to base management and franchise fees of $587 million in the year-ago quarter. The year-over-year increase in these fees is primarily attributable to RevPAR increases due to the ongoing recovery in lodging demand, as well as unit growth. Other non-RevPAR related franchise fees in the 2022 second quarter totaled $204 million, compared to $160 million in the year-ago quarter, aided by $40 million of higher credit card branding fees.

Incentive management fees totaled $135 million in the 2022 second quarter, compared to $55 million in the 2021 second quarter. More than one half of the incentive management fees recognized in the quarter were earned at hotels in the U.S. & Canada.

Owned, leased, and other revenue, net of direct expenses, totaled $83 million in the 2022 second quarter, compared to $19 million in the year-ago quarter. The $64 million increase in revenue net of expenses year over year largely reflects the ongoing recovery in lodging demand.

General, administrative, and other expenses for the 2022 second quarter totaled $231 million, compared to $187 million in the year-ago quarter. The year-over-year increase primarily reflects higher incentive compensation.

Interest expense, net, totaled $89 million in the second quarter compared to $102 million in the year-ago quarter. The decrease is largely due to lower interest expense associated with lower debt balances.

Equity in earnings/losses for the second quarter totaled $15 million of earnings, compared to an $8 million loss in the year-ago quarter. The improvement largely reflects $13 million of gains on joint ventures’ sales of hotels and improved results at joint venture properties due to the ongoing recovery in lodging demand.

Adjusted earnings before interest, taxes, depreciation, and amortization (EBITDA) totaled $1,019 million in the 2022 second quarter, compared to second quarter 2021 adjusted EBITDA of $558 million. See page A-12 for the adjusted EBITDA calculation.

Selected Performance Information
The company added 97 properties (16,917 rooms) to its worldwide lodging portfolio during the 2022 second quarter, including nearly 4,400 rooms converted from competitor brands and approximately 9,200 rooms in international markets. Twenty-five properties (3,661 rooms) exited the system during the quarter. At quarter end, Marriott’s global lodging system totaled more than 8,100 properties, with over 1,500,000 rooms.

At quarter end, the company’s worldwide development pipeline totaled 2,942 properties with more than 495,000 rooms, including 1,014 properties with approximately 203,300 rooms, or 41 percent of the pipeline, under construction and 197 properties with roughly 27,400 rooms approved for development, but not yet subject to signed contracts.

In the 2022 second quarter, worldwide RevPAR increased 70.6 percent (a 69.1 percent increase using actual dollars) compared to the 2021 second quarter. RevPAR in the U.S. & Canada increased 66.1 percent (a 66.0 percent increase using actual dollars), and RevPAR in international markets increased 87.8 percent (an 80.4 percent increase using actual dollars).

Balance Sheet
At quarter end, Marriott’s net debt was $8.3 billion, representing total debt of $8.8 billion less cash and cash equivalents of $0.5 billion. At year-end 2021, the company’s net debt was $8.7 billion, representing total debt of $10.1 billion less cash and cash equivalents of $1.4 billion.

Marriott Common Stock
The company repurchased 1.9 million shares of common stock in the 2022 second quarter for $300 million at an average price of $157.38 per share. Year-to-date through July 29, the company has repurchased 2.9 million shares for $448 million at an average price of $152.99 per share.

Marriott, RIDA, and Ares Announce the Construction of Gaylord Pacific Resort and Convention Center

Marriott International, Inc. today announced the commencement of construction on the Gaylord Pacific Resort and Convention Center (the “Gaylord Pacific”). A ceremony was held this morning on the 500+ acre Chula Vista Bayfront, site of the anticipated 1.8 million-square-foot Gaylord Pacific. The event was attended by the Gaylord Pacific’s developers RIDA Development Corporation (“RIDA Development”) and Ares Management (“Ares”), finance partners, officials from the City of Chula Vista, Port of San Diego, and State of California, Marriott executives, group customers, and other project supporters.

“We are thrilled to announce the growth of the Gaylord Hotels brand with the addition of the Gaylord Pacific Resort & Convention Center,” said Anthony Capuano, CEO, Marriott International. “Adding a West Coast group destination of this scale and quality to Marriott’s portfolio will provide our customers the exceptional meetings and events service and design that the Gaylord Hotels brand is known for in a highly desired, premier Southern California location.”

Marriott International will manage the resort and convention center under a long-term management agreement. Russ Mitchell, most recently Director of Sales and Marketing at the Marriott Marquis San Diego Marina, will serve as the Director of Sales and Marketing for the Gaylord Pacific and will lead a team with the goal of pre-booking more than 1.5 million room nights prior to opening.

The Gaylord Pacific is anticipated to have 1,600 hotel rooms, including 89 spacious suites with 12 Presidential suites. The project is expected to welcome its first guests in the summer of 2025 and to serve as a key component of the Chula Vista Bayfront, located in Chula Vista and within close proximity to San Diego. The resort will offer 360-degree views with San Diego Bay to the west and Chula Vista Marina to the south providing unobstructed views across the bay and on to the Pacific Ocean.

Master of Ceremonies for the event, Ira Mitzner, CEO of RIDA Development Corp, stated, “The closing of the Gaylord construction loan and the commencement of construction will bring over 10,000 construction jobs and over 4,000 direct and indirect permanent jobs to the state of California. This $1.275 billion project represents the finest of public-private partnership and will create a strong and unique economic engine for the City of Chula Vista, Port of San Diego, and State of California for many decades to come.”

Marriott, together with the owner and development led by RIDA Development and a Real Estate fund managed by Ares Management, announced the closing on a $685 million construction loan from Wells Fargo Bank as co-lead arranger for a nine-bank consortium, including co-lead arranger Bank of America, documentation agents: Fifth Third Bank, Scotia Bank, Sumitomo Mitsui Banking Corporation, and participants: Frost Bank, Goldman Sachs, MidFirst Bank, and Taiwan Business Bank.

A construction loan from JPMorgan Chase Bank as sole lead arranger in the amount of $383 million was secured by the City and Port to support the public investment in the project.

Gaylord Pacific is expected to offer nine signature dining options with more than 418,746 square feet of indoor and outdoor convention center space, inclusive of a flexible 143,553-square-feet, carpeted exhibit hall, up to 62 technologically advanced breakout and conference rooms, five outdoor event lawns and terraces. Plans for the hotel include an expansive, glass lobby atrium with spectacular views of the San Diego Bay along with nine restaurants and bars, full-service Relâche signature spa and salon, and a state-of-the-art fitness center. The resort is also slated to feature a premium outdoor waterpark complex with water slides, a full wave pool, adult and kid’s pools, and a lazy river as well as ample pool seating and cabanas.“

Chula Vista deserves the best economic opportunities, and we have always believed our city is worthy of a world-class bayfront. Many years of effort have brought us to this point and I am overjoyed this day has finally come,” said Chula Vista Mayor Mary Casillas Salas. “The economic impacts of this investment will reverberate throughout our city and region with the temporary construction jobs but also the 4,000 direct and indirect permanent jobs that will be created.” Located in sunny Southern California, the Chula Vista Bayfront is a waterfront site located seven miles south of downtown San Diego. The Chula Vista Bayfront will serve as a mixed-use development, to be built in phases over several years. As the largest undeveloped waterfront site on the West Coast, and with proximity to San Diego and the U.S.-Mexico border, our bayfront is attracting national attention as we continue executing a fully approved, shovel-ready master plan,” said Port of San Diego Commissioner Ann Moore, who represents Chula Vista on the seven-member board. “Our selected partner, RIDA Chula Vista, LLC, is developing the bayfront’s most high-profile and desirable site – a defining project for this cherished destination. Our region warmly welcomes the construction of the Gaylord Pacific Resort and Convention Center, and we look forward to seeing it take shape along our bayfront skyline.”
