Formation of new lifestyle group to combine best-in-class lifestyle brand leadership and talent with Hyatt’s global distribution network and award-winning World of Hyatt loyalty program

 Hyatt Hotels Corporation announced the planned acquisition of the brands and most of the affiliates of pioneering lifestyle company Standard International, parent company of The Standard and Bunkhouse Hotels brands. This move enhances Hyatt’s position as the leader in the industry’s premier lifestyle space, building on both its organic growth and a series of acquisitions that quintupled the number of lifestyle rooms in Hyatt’s global portfolio between 2017 and 2023. The transaction is anticipated to close later this year, subject to customary closing conditions.

With this transaction, Hyatt will form a new dedicated lifestyle group that will be headquartered in New York City. Led by Standard International’s Executive Chairman Amar Lalvani, the lifestyle group will leverage Hyatt’s best-in-class operational and loyalty infrastructure while assuming distinct leadership across key functions including experience creation, design, marketing, programming, public relations, restaurants, nightlife and entertainment. The new lifestyle group will be made up of the talented Standard International team as well as Hyatt colleagues – more details about the lifestyle group will be shared following the closing of the transaction.

The planned acquisition will continue Hyatt’s evolution to a brand- and experience-driven company. The acquired portfolio will be 100 percent asset-light and includes management, franchise and license contracts for 21 open hotels with approximately 2,000 rooms, including The Standard, London, The Standard, High Line in New York City, The Standard, Bangkok Mahanakhon and boutique treasures like Hotel Saint Cecilia in Austin, Texas and Hotel San Cristóbal in Baja California, Mexico. Following the closing of the transaction, Hyatt plans to integrate these hotels into World of Hyatt, bringing this portfolio of celebrated lifestyle properties to the program’s 48 million loyalty members.

Upon closing, the sale will cap a successful investment for Sansiri PLC, which acquired a majority position in Standard International in 2017 and facilitated the company’s international expansion. Sansiri will continue to own several properties that will be managed or franchised under the acquired brands.

Upon closing, Lalvani will take on the role of President & Creative Director of the lifestyle group, overseeing the integration of the brands to be housed within the group while ensuring and enhancing the integrity, innovation, creativity and growth of each individual lifestyle brand.

Lalvani led the global development of W Hotels and then in 2010 partnered with André Balazs on The Standard brand. In 2013, Lalvani formed Standard International and acquired The Standard brand from Balazs and followed that with an acquisition of a majority stake in The Bunkhouse Group from its founder Liz Lambert and her partners. Thereafter, Lalvani spearheaded the transitions of both companies from founder-led start-ups to globally recognized brands through the development of landmark properties.

In addition to The Standard and Bunkhouse Hotels brands, Standard International’s brand portfolio includes Peri Hotels and its two newest additions, The StandardX, which launched this month in Melbourne, Australia, and The Manner, which launches next month in Soho, New York in time for New York Fashion Week. Beyond its hotel brands, the portfolio includes world-class restaurant and nightlife concepts including The Boom Boom Room, The Standard Grill, The Standard Biergarten, Café Standard, Lido Bayside Grill, Jo’s Coffee as well as iconic rooftop venues including Le Bain, Decimo, Sweeties, UP, Ojo and Sky Beach.

The acquisition includes more than 30 projects with a signed agreement or letter of intent, including new properties expected to open over the next 12 months: The Standard, Pattaya Na Jomtien, The StandardX, Bangkok Phra Arthit, as well as Bunkhouse Hotels Saint Augustine and Hotel Daphne. Standard International has also developed a robust residential business with Standard Residences under development in Miami, Lisbon, Phuket, Hua Hin and Mexico City as well as completed Bunkhouse Residences at the Hotel Saint Cecilia in Austin.

Upon closing, Hyatt will pay a base purchase price of $150 million, with up to an additional $185 million over time as additional properties enter the portfolio. Stabilized fees associated with the base purchase price are anticipated to be approximately $17 million and, to the extent the contingent purchase price is paid, additional stabilized fees are anticipated to be up to approximately $30 million.

In connection with the transaction, Moelis & Company LLC served as financial advisor to Hyatt and Venable LLP acted as its legal advisor.

Hyatt Completes Sale of Hyatt Regency Orlando for $1.07 Billion - TRAVELINDEXChicago, United States, August 17, 2024 / TRAVELINDEX / Hyatt Hotels Corporation today announced that an affiliate of Hyatt has completed the sale of the 1,641-room Hyatt Regency Orlando and adjacent 45 acres of land to affiliates of RIDA Development Corporation and an Ares Management Real Estate fund (“Ares”) for approximately $1.07 billion, while retaining a long-term management agreement under the Hyatt Regency brand. In connection with the transaction, Hyatt retained $265 million of non-controlling preferred equity and provided an additional $50 million of seller financing for the adjacent 45-acre parcel.

The sale of Hyatt Regency Orlando is part of Hyatt’s capital allocation strategy to sell owned hotels and reinvest proceeds in asset-light platforms that accelerate growth, and exceeds Hyatt’s expanded $2 billion asset-disposition commitment announced in 2021. Over a three-year period, Hyatt has now realized $2.6 billion of gross proceeds, net of acquisitions, at a 13.3x multiple.

Hyatt Regency Orlando, the fourth largest Hyatt hotel globally by room count, has 1,641 rooms with 315,000 square feet of flexible event space. The hotel – which welcomes more than one million guests and attendees on average per year – is strategically positioned in the market given its prime location near popular Orlando attractions and direct connection to the Orange County Convention Center, the second largest convention facility in the U.S. The city’s strong tourism industry makes Orlando a key market, and RIDA and Ares intend to invest additional capital in a significant renovation plan that will focus on guestrooms and other amenities to further enhance the guest experience.

Additionally, with significant experience developing large-scale convention properties, RIDA and Ares have entered into a development agreement with Hyatt for a new Grand Hyatt hotel on the 45 acres of land adjacent to Hyatt Regency Orlando. Upon the satisfaction of certain conditions, Hyatt and an affiliate of RIDA and Ares will enter into a long-term management agreement for the hotel.

Mark S. Hoplamazian, president and chief executive officer, Hyatt, said, “The sale of Hyatt Regency Orlando represents the largest single-asset sale in Hyatt history. RIDA and Ares anticipate pursuing necessary approvals and other governmental support over the next several years for the planned Grand Hyatt Orlando, which is expected to have approximately 2,500 rooms and be developed in multiple phases. The development of Grand Hyatt Orlando is positioned to create a combined total of more than 4,000 guestrooms across Hyatt Regency Orlando and Grand Hyatt Orlando at the Orange County Convention Center, further positioning Hyatt strategically in this thriving high-demand market.

The two luxury heritage hotels, for a second straight year, were awarded top distinctions by one of the world’s leading travel authorities, Travel + Leisure magazine.

The industry-leading U.S.-based travel magazine’s Luxury Awards Asia Pacific 2024, held on June 13 in Bangkok, spotlighted the very best in the region’s hospitality, from top city, beach, island and upcountry hotels to the best hotel pools, spas and general managers.

The two historic Raffles hotels in Cambodia have also earned a slew of other top international awards and recognition this year. Raffles Hotel Le Royal earned a prestigious Four-Star rating from Forbes Travel Guide in March. The 124-suite resort invites guests and World of Hyatt members to discover the natural wonders and historical legacy of Paracas, located on the coast of Peru, about three hours south of Lima. The resort is nestled between the Paracas Nature Reserve and the Pacific Ocean, offering panoramic views of the Paracas Bay and desert hills, designed to be a place of immersive discovery, authentic design and warm, welcoming service.

The opening unveils a fully renovated reception desk and lobby, along with a number of enhancements designed to enrich the guest experience. The resort now offers a covered parking garage with two EV (electric vehicle) chargers and a redesigned restaurant and bar inspired by the Paracas culture that evokes the connection between the desert and the sea.

The Legend Paracas Resort is comprised of 124 two-room suites, each equipped with private balconies or terraces that unveil stunning ocean, garden or pool views and deliver an experience that ensure guests feel right at home. The guestroom design reflects the natural beauty of the Paracas National Reserve, drawing inspiration from the natural wonders and historical legacy of the region, using wood and natural fabrics. Slated to open in early 2028, the hotel will be an integral part of Two Sudirman Jakarta, a mixed-use two-tower development poised to be amongst the tallest skyscrapers in the country.

Located in the heart of the central business district, the hotel will be the first Andaz-branded urban hotel in Indonesia complementing Andaz Bali, a resort that opened in 2021. Andaz Jakarta Sudirman will join Hyatt’s growing portfolio of 14 properties operating under the Alila, Andaz, Park Hyatt, Grand Hyatt, Hyatt Place and Hyatt Regency brands in Indonesia.

Andaz Jakarta Sudirman will occupy the 40th to 72nd floors of Tower A, offering sweeping city views. The hotel’s interiors, including the 198 hotel rooms and 167 serviced apartments, will be designed by Tokyo-based Design Studio Spin. Bushtops Raises Bar for Wild Luxury - TRAVELNEWSHUB.comMara Bushtops in Kenya has shared the first images of their two fabulous family suites.  Their pre-existing family tent, the Leopard Suite, has been given a complete interior overhaul, whilst the Rhino Suite is a brand-new addition to meet the increasing demand.

Both family-friendly tents can accommodate up to six people (or simply provide a couple with acres of extra room), with a pair of private tents with their own ensuite bathrooms, linked by a chic interior lounge, complete with a well-stocked mini bar and coffee machine. The tents are identical in design and overlook  a busy wildlife corridor which leads from the surrounding hills down to the popular salt lick, ensuring fabulous game viewing. The family tents are also adjacent to the solar heated pool and facilities of the Amani Spa for easy access.  Designed by Andrin Schweizer, the genius behind so much of the Bushtops look and feel, the quality is exceptional, featuring a private hot tub on the generous deck, a stone dining table, a sunken lounge and private fireplace in front of the tent.

Rooms Revitalised and Reimagined at Serengeti Bushtops

Master of design Andrin Schweizer has just completely remodelled the interiors at Serengeti Bushtops in Tanzania, creating stylish, 5-star suites under canvas that embody the “wild luxury” experience that is so synonymous with Bushtops.

The redesigned suites now feature elegant new furniture and matching softs, with ceiling fans and subtle-lighting lanterns and generously stocked mini bars. Hand-cut slate from a local quarry has contributed dramatically to the revamped, upgraded bathrooms.

The camp also now offers four buggies, allowing guests to be shuttled with ease and speed between their suites and public areas, like mini safaris. Of course, nothing matches a proper game drive expedition in our open-sided Toyota 4x4s, but these buggies are always a big hit with guests.
